SERVICE OVERVIEW

Concrete delamination is a hidden threat that compromises the strength and durability of your concrete slab.

Often undetectable to the naked eye, delamination results in pockets of air between the surface layer and the reinforcement within the slab. Typically this is caused by corrosion or improper finishing. If left untreated, the effects of delamination can lead to serious safety concerns, costly repairs, and the need to re-pour slabs entirely.

Xradar’s delamination detection service uses advanced technology to accurately locate and assess compromised areas, and using our insightful reports, help you make informed repair decisions, maintaining the long-term health of your structures.

Methods & Technology

XRSounder™ – Concrete Delamination

XRSounder™ detects delamination in concrete slabs using non-destructive methods, with scaled reports created using Xradar’s XRMapper.

Xradar™ Enhanced Concrete Scanning

Xradar™ is an advanced imaging capability, utilizing GPR (Ground Penetrating Radar) technology that provides high-resolution subsurface imaging for safe, precise concrete scanning and utility detection.

Learn About Xradar™

What is Concrete Delamination

Concrete delamination is the separation of a concrete surface layer from the layer beneath it, most commonly occurring near the top reinforcement. It’s typically caused by:

Corrosion of steel reinforcement, where expanding rust disrupts the bond between steel and concrete.

Improper finishing or excessive wear on slab-on-grade floors in industrial settings, particularly those without reinforcement.

This separation forms pockets of air within the slab. These voids reduce the load-bearing capacity and overall structural integrity of the concrete, posing significant risks over time.

Traditional Delamination Detection vs. Xradar’s Technology

The traditional method of delamination detection involves dragging a heavy chain or tapping the slab with a hammer known as “sounding.”

The excitation of the concrete slab produces sound reflections that differ depending on whether the slab is solid or delaminated. However, this technique relies heavily on the operator’s subjective interpretation and can easily miss smaller or early-stage defects. Xradar has reimagined this process.

Introducing XRSounder™ – The Device for Surveying Concrete Delamination

We’ve combined traditional acoustic methods with cutting-edge digital technology to create the XRSounder™. A revolutionary tool for concrete delamination detection.

  • Digitally captures high resolution variations in the reflection of sound through concrete
  • Removes human subjectivity by providing consistently reliable and data-driven results
  • Speeds up survey time and enhances reporting accuracy
  • Effortless in comparison to chain drag. Foldable, lightweight, and convenient

This approach transforms how delamination is identified enabling targeted repairs and reducing unnecessary slab demolition or full re-pours.

Why Delamination Detection Matters

Unchecked delamination can spread over time, often requiring costly intervention:

  • Repairing a slab typically involves digging out damaged areas, polishing corrosion off the rebar, and re-pouring the affected concrete.
  • If caught early, modern methods like re-injecting slabs with bonding agents may prevent extensive damage.
  • In warehouses or manufacturing facilities, undetected delamination can lead to operational downtime or accidents caused by surface failures.
  • Routine inspections with Xradar’s technology can also be integrated into corrosion monitoring programs for long-term asset protection.

What people say

  • It is my personal opinion that Xradar may be the best in the industry in the Vancouver Area.

On the BTC project they have executed the scans with great accuracy. While coring or cutting using the  information that they provided, EllisDon has happily had a 100% success rate in avoiding potential  hazards. Their team arrives on time, performs the work requested and leaves the area in a clean  professional state upon completion.

I have and will continue to recommend Xradar to all my construction contacts and  acquaintances.

    Superintendent,
    EllisDon Corp.

  • Xradar has consistently proven to be a reliable and collaborative partner across multiple complex projects, particularly where structural investigations and scanning were critical to maintaining schedule and reducing risk.

    Project Manager
    PCL Constructors Canada

  • I was very impressed with the level of professionalism that Xradar brought with their scanning and coring work.

The scans are extremely detailed and easy to read. Combine that with written reports and included photos, and I certainly wouldn’t settle for anything less when dealing with post tension slab cutting and coring.

    Jason Hui
    Site Superintendent,
    HALSE-MARTIN CONSTRUCTION Co. Ltd.

  • Over the past year, FWD Construction has partnered with Xradar on more than ten sites across Calgary. We consistently received exceptional service and relied on their incredibly accurate reports. The ability to receive reports quickly, often on the same day, is a crucial part of our process.

Xradar is our preferred choice, particularly because of their specialization in post-tensioned cables. Their on-site scans are thorough, featuring clear, color-coded markings of all relevant details on the slab. Furthermore, their digital reports are a concise summary for our records.

I highly recommend Xradar to others, especially for projects involving post-tensioned slabs, and I will certainly be utilizing their services for all our future needs.

  • Executive Group Development was constructing an upscale, 11-story luxury hotel in the new  Exchange Tower in Vancouver in which the company was complying with the existing LEED Platinum standards and included dealing with both a heritage and a new post-tension structure.

Xradar performed their scanning and successfully cored over 600 holes through both old and new slabs with no negative impact and communicated with us every step of the  way in a professional manner

The Importance of Detecting Post-Tension Cables Before Drilling

When it comes to concrete construction, few hazards carry as much risk as post-tension (PT) cables. These high-strength steel tendons are designed to reinforce and stabilize slabs, and they are tensioned with tens of thousands of pounds of force. Striking one while drilling or coring is a costly mistake.
